Window & Door Sealing

A Neat Finish Around Every Frame

Inside, the sealant around a window or door closes the gap between the frame and the plaster or reveal, and runs along the window board and around the architrave. It gives the opening a clean, finished look and helps stop draughts getting in around the frame.

In time that sealant hardens, shrinks, cracks and comes away as frames and timber move. We cut it out, prepare the joint and reseal with the right sealant for the frame and the finish, for homes and businesses in Reading, Slough, Bracknell, Wokingham, Maidenhead, Newbury, Windsor and Ascot, and across Berkshire.

Frames We Seal

We seal the joints you see from inside the room. Whatever the frame is made of, the sealant has to bond to it and to the wall, sit neatly against the finish and move as the frame expands and contracts.

Draughts and Finish

Why Frame Sealant Fails

Frames expand and contract as the temperature changes, and timber frames, window boards and architraves shrink and swell through the year. Over time the sealant around them can harden, shrink, crack and pull away from the frame or the wall.

Once there is a gap, draughts find their way in around the frame, dust and dirt collect in the joint, and the finish around the window or door starts to look tired. You might feel cold air around the edges of the frame, or see the sealant cracking along the window board.

The right sealant for the joint

Where the joint will be painted, such as along a timber architrave or a painted window board, we use a paintable decorators' sealant, as standard silicone cannot be painted. Where it will not be painted, such as against a uPVC or aluminium frame or a tiled reveal, we use a flexible silicone or mastic in a colour to suit.

Resealed, not covered up

We cut out the old sealant, clean and prepare the joint, and fit a backing rod where the gap is deep, before applying the new sealant and tooling it to a neat, even line. Planning to decorate? Paintable sealant goes on before the paint, so let us know and we'll seal the frames first.

Sealant is not the answer to every draught. If cold air is coming through worn seals on the opening parts of a window or door, new sealant around the frame will not fix it, and we'll tell you what we find.

How It Works

Resealing a Window or Door

The same four stages for every frame, from a single door to a whole house of windows.

  1. 1

    Inspect the frame

We check the old sealant, the frame and the plaster and window board around it.

  2. 2

    Cut out the old sealant

Old sealant is removed and the joint cleaned back to sound surfaces.

  3. 3

    Prepare the joint

Surfaces are cleaned and dried, with a backing rod fitted where the gap is deep.

  4. 4

    Seal and finish

The right sealant for the joint is applied and tooled to a neat, even line.
